What a portfolio scope should spell out

The lease decides who cuts the grass

Some leases make the tenant responsible for the lawn or the snow. Others leave it with the owner. Before the quote, it helps to know which addresses are which.

Then the scope covers what's actually yours to look after, and nothing a tenant is already doing.

Spread out is normal

Rental homes are rarely on one street. Across St. Catharines, Niagara Falls, Thorold, Fonthill, Niagara-on-the-Lake and Welland, each address gets its own line in the written quote, so you can see what's done where without driving past.

Snow is narrower: St. Catharines — including Merritton, Western Hill, the Haig and Glenridge near Brock University — and Thorold. Addresses outside that area can still be on the scope for everything else.

Tenants live there

The crew works outside, but someone is still at home. Gates, dogs, parked cars and the side yard that's always locked go in the notes for each address.

You decide how tenants hear about visits: from you, from us, or not at all for routine work.

Rental portfolios: common questions

I own a few rental houses. Is that a portfolio?

For the form, yes. Choose “Multiple properties / portfolio” and list the addresses. Each one gets its own line in the written quote.

What if the tenant is responsible for the lawn?

Then it stays off the scope. If a yard gets away from a tenant, or a unit turns over, a cleanup can be quoted as a one-off.

Can you do snow removal at my rentals?

At addresses in St. Catharines — including Merritton, Western Hill, the Haig and Glenridge near Brock University — and Thorold, yes. Elsewhere, we can look after everything except snow.

Which areas do you cover?

St. Catharines (every part of the city), Niagara Falls (Mount Carmel, Chippawa and the Garner Road area), Thorold (Central Thorold, Confederation Heights, Rolling Meadows and Beaverdams), Fonthill, Niagara-on-the-Lake (Old Town, Virgil, Queenston, St. Davids and Glendale) and Welland. Close by and not sure? Ask — it's a quick answer. Snow removal runs in St. Catharines — including Merritton, Western Hill, the Haig and Glenridge near Brock University — and Thorold.

Tell us about the property.

A home, a condo corporation, or a list of sites — same form. If it's more than one property, say so and we'll ask for the list.

Anything else to include?

A request, not a booking. No obligation.
