Grounds and snow for condo and townhome corporations.
Common-element lawns, beds, trees and eavestroughs in St. Catharines, Niagara Falls, Thorold, Fonthill, Niagara-on-the-Lake and Welland, and snow removal in St. Catharines and Thorold. Quoted to a written scope the board can read, with one contact for the manager.

In writing
What a common-elements scope should spell out
- Which areas are common elements, and which are exclusive-use yards and patios the owners look after
- Cutting frequency, and when the season starts and ends
- Spring and fall cleanups with dates, not “as needed”
- Tree and hedge work: what's routine, and what gets quoted separately
- Snow: trigger depth, which walks, driveways and visitor spaces get cleared, salting, and the response window
- Who the crew reports problems to, and how
- How owner requests are handled — through the manager, not at the door
What we look after

Lawn care & grass cutting
Grass cutting, trimming and edging on a schedule you don't have to chase.

Spring & fall cleanups
Leaves, beds, branches and winter debris cleared at both ends of the season.

Tree & hedge trimming, tree removal
Branches cut back, hedges shaped, trees taken down — and the brush hauled away.
Eavestrough cleaning
Troughs cleared and downspouts checked, timed around leaf fall.

Snow removal
Driveways, walkways and managed properties in St. Catharines and Thorold, cleared all winter.

Fences & chain-link
Privacy, backyard and chain-link fences, set on the right line.
Owners see the work. The board answers for it.
On a condo or townhome property, every owner walks past the grounds every day, and the complaints go to the manager and the board. The most useful thing a contractor can do is make the standard predictable: the same scope, done the same way, every visit.
That starts with a walk of the property with the manager or superintendent before the quote, so the scope matches the site and not a guess from a satellite photo.
Where the common elements stop
Townhome corporations often split the grounds. The corporation looks after the common elements; owners look after their own exclusive-use yards. Where that line sits is set by your declaration.
It belongs in the scope too, so the crew isn't guessing at the back gate and owners know what they can expect.
Through the year
One contractor for the whole calendar means one scope to read and one number to call.
01
Spring and summer
The spring cleanup, then cutting, trimming and edging on schedule, with hedges and trees kept off walkways and windows.
02
Fall
The fall cleanup and eavestrough cleaning, booked into the schedule before the leaves come down.
03
Winter
Snow removal in St. Catharines and Thorold, to the trigger depth and response window in the contract.

Call or send the form. A rough idea of what you need is enough to start.
02
We come and look
A walk of the site with you or your manager, so the quote reflects the actual property.
03
You get it in writing
Scope, frequency and price on paper. No pressure, no surprises later.
04
We do the work
On the schedule we agreed, with one person you can reach if anything changes.
Questions
Condo and townhome corporations: common questions
Do you work with condo and townhome corporations?
Yes. Condo and townhome properties are one of the two kinds of customer the company was built for. Choose “Condo or townhome corporation” on the form and we'll quote it as a managed site, not a single home.
We manage several properties. Can you quote them together?
Yes. Choose “Multiple properties / portfolio” on the form and tell us the addresses. Each property gets its own written scope, so the board for each one sees only what applies to it.
Who should owners contact if something's missed?
That's up to you. Most managers prefer requests to come through them, so the scope stays the scope. Either way, there's one contact on our side.
Do you do snow removal for townhome complexes?
In St. Catharines — including Merritton, Western Hill, the Haig and Glenridge near Brock University — and Thorold, yes: walks, driveways and visitor parking, to a written trigger depth. We don't plow commercial lots.
Which areas do you cover?
St. Catharines (every part of the city), Niagara Falls (Mount Carmel, Chippawa and the Garner Road area), Thorold (Central Thorold, Confederation Heights, Rolling Meadows and Beaverdams), Fonthill, Niagara-on-the-Lake (Old Town, Virgil, Queenston, St. Davids and Glendale) and Welland. Close by and not sure? Ask — it's a quick answer. Snow removal runs in St. Catharines — including Merritton, Western Hill, the Haig and Glenridge near Brock University — and Thorold.
