What a roofing quote should spell out
- Tear-off or overlay — and how many layers are coming off
- Deck repairs: how damaged sheathing is priced if it's found
- Underlayment, and ice-and-water protection at the eaves
- Flashing at chimneys, walls and valleys — replaced or reused
- Ventilation: intake and exhaust
- Disposal and cleanup, including the nails in the yard
- The shingle product, and the warranty that comes with it
For homeowners
A roof is the biggest exterior job most homeowners pay for, and the quote is where it goes right or wrong. You'll get one you can compare with any other contractor's, line by line.

For a townhome corporation, a roof replacement is a reserve-fund decision, usually across several buildings. It needs a scope the board can approve and a schedule residents can plan around.
- Itemized scope per building
- Phasing across buildings to fit the reserve fund plan
- Notice to residents before work starts
- One contact from quote to final walkthrough
Repair or replace?
A few missing shingles or one leak around a vent is usually a repair. Curling, cracking or bald shingles across a whole slope, granules collecting in the eavestroughs, or leaks in more than one place usually mean the roof is at the end of its life.
You'll get a straight answer on which one it is — and a repair quote when a repair will do.
Before you hire any roofer
Roofing is one of the highest-risk trades there is. Before work starts, ask any roofer — us included — for a WSIB clearance certificate and proof of liability insurance.
Then compare quotes on the lines above, not the total. A cheaper quote that skips ice-and-water protection or reuses old flashing isn't the same roof.

Questions
Roofing: common questions
How long does an asphalt shingle roof last?
Typically somewhere between 15 and 30 years, depending on the shingle, the ventilation and the exposure. The manufacturer's warranty is a guide, but ventilation and installation matter as much as the product.
Can a new roof go over the old one?
Sometimes. But a tear-off lets the deck be inspected and repaired, and it's what most shingle warranties assume. Your quote should say which one it is, and why.
Do you do roof repairs, or only replacements?
Both. If a repair will do the job, that's what you'll be quoted.
Which areas do you cover?
St. Catharines (every part of the city), Niagara Falls (Mount Carmel, Chippawa and the Garner Road area), Thorold (Central Thorold, Confederation Heights, Rolling Meadows and Beaverdams), Fonthill, Niagara-on-the-Lake (Old Town, Virgil, Queenston, St. Davids and Glendale) and Welland. Close by and not sure? Ask — it's a quick answer.
